They are really no different than buying any other type of real estate. We generally use either a title company or an escrow company to handle and execute your purchase. All funds related to the transaction are sent directly to the escrow or title company — never to an individual. You will also receive title insurance and a Deed through the escrow process, which is generally paid for by the seller of the property. Property taxes do apply to garage condominiums, just as they do with other forms of real estate ownership. The closing process for a garage condominium is typically around 30 days, although in some cases it may be completed sooner. Garage condominiums are also generally considered 1031 exchange friendly. The HOA dues help cover the following expenses: Common area electricity Fire insurance General maintenance Property management Fire protection systems Landscaping Irrigation Snow removal Electricity used in your garage is individually metered, so you only pay for what you use. What Size Garages Will be Available? Garage Sizes — The garage sizes shown below are preliminary and subject to change as the project evolves. Planned unit depths will include 50’, 60’, and 65’ options, while widths are expected to range from 15’ up to 40’. One of the most exciting features of the project is the semi-custom layout flexibility. Are There Use Restrictions? Use Restrictions — Yes, there will be some restrictions within the project. Items relating to excessive noise, hazardous materials, fire risks, pollutants, nuisance activities, and outside storage will all be regulated. In reality, most of the rules are simply common-sense guidelines intended to maintain a clean, safe, and enjoyable environment for all owners. This project is designed for enthusiasts. RVs, collector cars, ATVs, dune buggies, boats, motorcycles, go-karts, and similar recreational vehicles are all intended uses for these garages. In other words, if your vehicle is “fun,” it will probably fit right in. Owners may also store household items, business inventory, or other personal property inside their units. However, large commercial and industrial vehicles will not be permitted, including tractors, dump trucks, graders, and similar heavy equipment. You are not allowed to run a business out of your garage. The overall philosophy is simple: be respectful of your neighbors, use common sense, and help maintain the quality of the project for everyone involved. Prior to the purchase of any unit, buyers will receive the complete legal version of the CC&Rs and all governing documents, as required by law. Is There a Dump Station? Dump Station Yes, two in fact. They are located at the rear of the property, near the fire exit. Who Pays For The Electricity in my Garage? Electricity Each unit will be individually metered. When you buy your unit, you will sign up for individual electrical metering You will then receive a bill every three months for usage from the HOA. How Wide is the Driveway Between Garages? Driveway Width We used the turning radius of a semi to figure that one out. As it turns out, 60' is optimum, we ended up adding a few feet just to make certain those with 5th wheels and 45' coaches will have ample maneuvering room. So, the width ended up at 65'+. However, the HOA will not manage or participate in rental activities. The HOA exists solely to serve the owners and oversee the common areas and project operations. In the future, our property management company may offer rental assistance or a rental program, but at this time all rentals are handled directly by the individual owner. This means you are free to rent your garage privately and establish your own terms, rates, and agreements with tenants. Will Each Garage Have a Bathroom? Bathrooms To be completely transparent, we are still struggling with the idea of including a bathroom in every garage. At the moment, the County’s published fee schedule shows sewer connection costs reaching well into the six figures, which makes the numbers very difficult to justify. We are continuing to work closely with the County and, as with several other aspects of the project, they have been very accommodating and willing to discuss possible solutions. Would we like to include bathrooms in every garage? Absolutely. Does it currently make financial sense? Unfortunately, not yet. Operating a Business Out of Your Garage Operating a Business You can certainly store items associated with a business inside your garage. However, operating a business directly out of the garage is not permitted. In other words, storage is allowed, but the garage may not be used as an active business location with regular customer traffic, employees, manufacturing, or commercial operations.
